What Investors Really Look For

Following a recent conversation with one of clients- we asked them their top five qualities they look for in a rental property, it was great to hear an impartial view.  After all- we all have our own ideas of what proves a good investment, there are some that will l bargain hard to get a high return, and those that have a much longer term view.

 

  1. Return- there needs to be scope to make a reasonable margin after purchase and any works required to bring the property up to standard, I always present my properties as if they were my home so I need to make sure I dont overspend!

  2. Scope- to revamp the property and put my own stamp on it to appeal to the lettings market, I always present my properties as if they were my home so I need to make sure I dont overspend!

  3. Price- I tend to stick to properties in the middle of the road price bracket, anything between £150,000-£250,000, this allows me the flexibility if I wanted to ever sell the properties they are in an achievable price bracket to do so in a reasonable time frame

  4. Location- with 15 miles of Stamford as a maximum- Stamford remains to be as popular as ever so time and time again it is a safe place for property investment with very little risk

  5. Growth- the potential for the property to rise in value, looking at areas that are having substantial investment put into them to hopeful increase local property values
